Easy to follow, nothing left out

Every cut has a letter (A, B, C), and every step shows which lettered parts and which screws go together, so you build it like flat-pack furniture, one step at a time.

You also get dimensioned drawings, a materials and shopping list, a cost spreadsheet and CAD files, so the plans answer the questions that come up while you build.

Permit drawing set included

A permit drawing set is included, ready to adapt for your permit application; some building departments require stamped drawings. It has a site plan template, foundation and floor plan, framing plan, elevations, section, typical details, a code reference table, a load and span basis sheet and a materials schedule for each size. The floor frames are 80, 100 and 120 sq ft; the size under which a small building needs no permit varies by town (commonly 100, 108, 120 or 200 sq ft), and a sleeping use can change the rule, so confirm it with your building office. These are generic DIY plans with no engineer's or architect's stamp.

CAD files included

A SketchUp-ready 3D model (.dae, every board a named part) plus DXF drawings for AutoCAD, LibreCAD or FreeCAD, so you can change a size, add your lot lines or hand the drawings to a drafter.

What you build

Plans for a small free-standing sleeping cabin (bunkie) in 8x10, 10x10 and 10x12 ft.

A skid foundation (pressure-treated skids on a gravel pad or solid blocks), a 3/4 in plywood floor on 2x6 joists, 2x4 walls 16 in on center with a 7 ft 6 in front wall and a lower back wall, 2x8 rafters at 16 in under a 2:12 single slope, T1-11 siding, a built half-lite door with a tempered glass lite (or a store prehung door) and a window you choose, with a shingle or metal roof. It is anchored with ground anchors and is not attached to a house.

A sleeping cabin has extra rules

These plans design the shell, floor, door, window and roof. They do not design electrical, plumbing, a heater or a stove, and they do not promise that your office will treat the bunkie as a sleeping room or accept the window as an escape window. Ask your building and fire office first.
